Demolition Projects

Country Waffles Demolition
Pleasant Hill, CA

This was a demolition project of the Country Waffles Restaurant interior.  Work included removal of restaurant fixtures, kitchen, bathrooms, flooring, ceiling, exterior signage, and existing walls.  Also, patch and paint exterior walls where signs were removed, installation and taping of new drywall, bringing the space to a gray shell ready for landlord to lease.

Walgreen’s Demolition
Rohnert Park, CA

This project was a demolition of an existing 12,000 square foot retail building and misc. site demolition for a future Walgreen’s building. Scope of work consisted of demolition and site electrical. City of Rohnert Park requested this project to be a 65% debris to be recyclable and we exceeded that to a 81% recyclable project. We were able to reuse the existing HVAC units, electrical switch gear, mail box, and Glu Lam beams on other projects to boost our 81% up to 93% in recyclable debris and existing materials.  Only 7% was taken to landfills as waste debris. Our client was impressed by our coordination and ability to find eco-friendly solutions to complete this project.  Our team of experts was able to turn over this project one week ahead of schedule.

Tennant Improvement Projects

VF Outdoor
Alameda, CA

VF Outdoor Alameda was an interior remodel where we worked in three buildings on their campus during business hours and after hours. Each remodel varied in size and each area was coordinated with the Client for start dates and completion as they moved employees and departments. In one area we demo’d walls and opened an area for work stations that included new carpet, paint, and lighting. In another area, we took an existing Fit Room and an open area and constructed four new offices with DIRTT doors, carpet, paint, data, electrical and HVAC. We took an existing storage room and office where we demo’d walls to open and extend to a new conference room. An existing storage room was demised, into two separate storage areas that required relocation of electrical on interior and exterior of room along with cutting in a new door. In another area we took an existing conference room and constructed two new offices along with open area for new work stations for their HR Department. Our last area of work, we took an existing conference room and converted into a Fit Room where designers worked with models to detail product line. Each new area followed same interior design that exist throughout their campus.

Parkview Place
Davis, CA

This project was a sound proofing project between each floor on multiple dwelling units. Scope of work consisted of sound clips, sound boxes, C-channel, drywall, painting, and misc. electrical. All work was based upon a sound designer that re-engineered the building to absorb/dampened all the sound transitioning between floors.

Employbridge / Prologistix
Stockton, CA

This tenant improvement focused on building out of offices, training room, conference room, bathroom, reception area, bullpen area, a testing area, adding a new storefront entry, and ADA exterior improvements.  The scope of work included the construction of a new demising wall separating office area from warehouse with changes to exsisting mechanical, electrical, and plumbing.

Singh Residence
Stockton, CA

The Singh family graciously allowed Pacific Construction to renovate their new home.  The kitchen and dining room layout and lighting were completely reworked to provide a large, bright open space, great for entertaining.  The split level house flooring was replaced with new dark hardwood on the bottom two floors and soft carpet on the upper levels.  The master bathroom received a full face lift focused around a reworked rain fall shower with new tile and frameless glass enclosure.  Every wall of the house was painted to provide a fresh, clean appearance.  Pacific Construction would like to thank the Singh’s for the opportunity and hope they enjoy the home for years to come.

Elk Grove, CA

GNB in Elk Grove, CA was a tenant improvement that included the addition of existing adjacent warehouse space. There were slight modifications to existing office spaces that included building a small hallway to create a new office, opening an existing demising wall, and installing a new door for access into adjacent warehouse space.  We removed and relocated an existing 12’x12’ overhead door into an existing demising wall to allow fork lift access into the new warehouse. In the newly adjoined space, new high bay lights, space heaters and insulation at the roof deck were installed.  In the older section of the GNB space, we wall cut an existing 12x12 overhead door into a 22’x22’ opening which allows easy access for moving equipment in and out of the building.

MacBeath Hardwoods
Stockton, CA

Pacific Construction was graciously allowed the opportunity to transform MacBeath Hardwood's new location in Stockton from a dark, outdated office to an open fresh showroom. Due to the building's electrical and HVAC systems being vandalized, the electrical panels and wiring were replaced along with an air conditioning unit. Multiple offices and the acoustical ceiling were demolished to open the space. The existing carpet was removed and replaced with a beautiful polished concrete. Newly installed spiral HVAC ducting provides a clean industrial look with the new insulated exposed roof deck. Low bay LED lighting was installed, along with new paint.

West Coast Magnetics
Stockton, CA

A dark, unfinished warehouse was transformed into a bright, clean, open showroom and lab expansion.  Static dissipative flooring was installed as to not alter sensitive equipment or components being manufactured.  The existing offices were opened into the revitalized expansion offices through new acoustical ceilings, electrical, carpet, and paint.  Modern LED fixtures were installed throughout the expansion to save on daily operating expenses, lower energy usage, and provide maintenance-free lighting for years to come.  New roof top HVAC units were installed to condition the new space, and the exposed spiral ducting provides a simple, clean appearance.

Shoreline Dr
Stockton, CA

This project was a tenant improvement of multiple offices due to fire damage.  Scope of work included, re-floating walls and texture to match remainder of office, paint, new ceilings, HVAC units, light fixtures, and new flooring throughout.

4441 Balfour Road
Brentwood, CA

2500 ft² Tenant Improvement for future T-Mobile store.  A new separation wall between sales floor and stock room and a new restroom were constructed. We modified one existing restroom for ADA compliance and added a new electrical panel, meter set, lighting and controls, new storefront doors, new paint and finally, cut in new exterior rear door.

J & J Quality Door
Stockton, CA

This project included the removal of a damaged concrete driveway, removal of  a damaged pipe located underneath the driveway and installation of a new pipe. The area was graded and compacted prior to pouring the new concrete driveway. Finally, we also installed a concrete ramp with rails at the store front entrance.

Central Valley Plaza
Modesto, CA

Expanded the parapet at Central Valley Plaza in Modesto to accommodate signage for a new tenant. An additional 110 ft² was added to the existing parapet.  The parapet is of wood framed construction with TPO roofing and has received a fresh coat of stucco and paint to match the existing building.

Central Valley Trailer Repair
Stockton, CA

Pacific Construction was provided the opportunity to help Central Valley Trailer Repair update their newly acquired Stockton location. A 1,000 ft² parts department and a brand new office were created by walling off a section of the shop and upstairs bullpen, respectively. Electrical panels were added and receptacles were updated to accommodate necessary welding equipment. Every wall of the two story office was painted, and floor-to-ceiling cleaning was performed to provide a move-in ready environment for Central Valley Trailer Repair.

2516 Station Dr
Stockton, CA

This office TI expansion at 2516 Station Drive was recently completed.  We added on another 2,000 ft² of office space to the existing 3,000 ft² office, which included; four additional offices, a restroom, bullpen expansion, and two break rooms.  This project was completed one week ahead of schedule for the tenant to commence their move in.

Carter's Pet
Manteca, CA

We completed this 6,000 ft² pet store for a local small business owner who sought out to expand his business. Work included new manager's office, cut in of a roll up door, and a new aquarium station.

Pflug Packaging
Lathrop, CA

This project consists of new loading dock levelers, edge of dock pit levelers, and miscellaneous office finish upgrades.

Stockton, CA

We completed a 23,196 SF tenant improvement renovation from a car dealership to the new San Joaquin Headquarters for AMR. Scope of work consist of demolition, new staff restrooms and showers, locker room, office renovation, office addition, conference room, and site work.

Wheel Pros
Elk Grove, CA

This was a 25,660 sq. ft. warehouse and 2,688 sq. ft. office TI build out. We moved swiftly on this build out and coordinated with our client (landlord) and tenant (Wheel Pros) on this construction project. The interior office is vibrant in colors, finish laminate millwork, and luxury vinyl planking. We have some before and after pictures but be on the look out for our next newsletter with a slideshow highlighting this project from start to finish.

Calloway Ct
Stockton, CA

This project was a vanilla shell office and restroom with a grey shell warehouse.  Finished work includes underground sewer installation and connection, metal stud framing, and rough electrical for the warehouse and office space.  This is a 4,285 sq. ft. industrial warehouse space for a future landscape distributor.

Golden State Fire Apparatus
Sacramento, CA

Phase 2 of this project included a complete remodeling of the second floor. We added a new conference room, lobby, and offices. Work also included new windows, carpet, paint, LED lighting, doors, frames and hardware, cabinetry, fire sprinklers, and an HVAC system.

Patterson Marketplace
Patterson, CA

This was a build out of a 4,500 sq. ft.  Blockbuster Video space into three vanilla shell units.  Work consisted of demising walls, acoustical ceiling, ADA restrooms, site utilities, and concrete.

Folsom, CA

Work for this project included a 2,129 square foot tenant improvement, with the addition of a new bike studio, restrooms, office, storage, laundry room, trainer podium, and student platform. Also, double wall construction with an acoustic barrier, sound isolation pads, resilient sound clips and STC rated doors.

Fast Fix
Pleasanton, CA

Tenant improvement included the addition of 230 square feet, as well as a new office, restroom, overhead doors, lighting, HVAC system, and relocation of transformer. Fire sprinklers, ceramic tile, cabinetry, doors, frames and hardware, and new acoustical ceiling were also added.

Del Sol – Pier 39
San Francisco, CA

This was an 832 square foot tenant improvement on Pier 39 in San Francisco.  This project consisted of demo of existing restaurant, new storefront, new fypon building facade, complete electrical system, new lighting and controls, construction of new hard lid ceiling, fitting room, stockroom, interior and exterior paint, new flooring, fire sprinklers, patch and repair of pier and new signage.

Cariloha – Pier 39
San Francisco, CA

This project was an open store refresh.  The tenant refresh consisted of new paint, demo of existing entry flooring and installation of new ceramic tile at entry.

Love Culture
Livermore, CA

This project was a 13,000 square foot metal stud drywall framing. The entire ceiling was framed out of metal studs as the entire project was a hard lid finish. There were many challenges and obstacles in building the numerous light wells and soffits.  Once completed, this was a very nice touch as our client was pleased with the finish product.  We installed over 3,000 sticks of metal studs and over 350 sheets of drywall on this job.  This particular project consisted of more light wells than any other Love Culture location in the nation.

George Abrahamson
Lodi, CA

This was a 30,000 square foot site work project.  Scope of work consisted of grading, asphalt paving for three new basketball courts, concrete, landscaping, irrigation, fencing, and planter area for future use by the owner.

Scrubs & Beyond
Modesto, CA

This project was a 3,000 square foot tenant improvement. Construction included new stockroom, fitting rooms and restroom. Furnish and install new acoustical grid, interior paint, floating floor system, relocation and consolidation of electrical panel, new lighting and controls, HVAC, fire sprinklers, and installation of owner supplied fixtures.

Ray Morgan
Stockton, CA

This tenant improvement included modification of (4) rooms into a new conference room and new showroom. Work included new storefront glass for conference room and showroom, hard lid ceilings, paint, carpet, new outlet and switches, and modification to HVAC system.

Charlotte Russe
Livermore, CA

This project was a 1,800 square foot tenant improvement of a women’s retail store.

Bay Area, CA

These projects were tenant improvement interior frame out with metal stud framing, drywall, and insulation.

Rohnert Park, CA

This project was a 1,500 square foot tenant improvement. We converted an existing taqueria into a new sushi restaurant on a design build basis with our client. This was a step-by-step process to ensure our client received a finished product that met their expectations. The project consisted of metal stud framing, drywall, polish concrete floor, new kitchen equipment set up, wood stain soffit, plastic laminate sushi bar wall, and paint finish.  We met and exceeded our client's expectations of their new restaurant.

SPRINT - Sherwood Mall
Stockton, CA

This project was a 2,500 square foot tenant improvement expansion. Our scope of work for this project was to frame in all the new walls, drywall, and acoustical ceiling.

Roseville Galleria, CA

This project was a 3,800 square foot tenant improvement remodel at the Galleria Mall in Roseville, CA. This project contains a new storefront entry elevation, beautiful hard lid ceiling, and tons of wood finish to freshen up the space. 

David's Tea
Bay Area, CA

This project was an interior demo, framing, insulation, drywall, and painting for a new tea shop service in the greater Bay Area. Project sites include Burlingame, Noe Valley, and San Francisco.

Banana Republic
Manteca, CA

This project was an 11,000 square foot tenant shell improvement of demising, interior, restroom, and corridor walls.

Torrid - Arden Faire Mall
Sacramento, CA

This project was a renovation of an existing 1,800 square foot tenant improvement. Our scope of work for this project was to frame in all the new walls and drywall finish for R. T. Stevens Construction, Inc.

Office Depot
Sacramento, CA

This project was a 12,000 square foot tenant improvement.  Scope of work consisted of framing, drywall, painting, and doors frames & hardware.

Brookside Optometric
Stockton, CA

This was a 4,000 square foot tenant improvement of an existing optometry office in Stockton, CA.  Work consisted of demo of interior walls, enlarging existing frame room, office conversions, and new finishes throughout the business public space.

Ground Up Projects

Eve Zimmerman Tennis Clubhouse - UOP
Stockton, CA

Tennis Clubhouse is located at the Eve Zimmerman Tennis Complex on the campus of the University of the Pacific. It is 4,262, sf ground up facility that consists of Men’s and Women’s Team Rooms, Trainer’s Office, Coach’s Office, Restrooms, Showers, Lounge and Healthy Market. The interior finishes matched existing branding of the Athletic Department’s team rooms. The Healthy Market and Lounge added some flair to the project with their interior finishes that included a Sunflex door at the Lounge creating an open environment bringing outside into the lounge and the Healthy Market having a custom aluminum barn door as their entrance. The project also include flatwork tie in to existing Tennis Court sidewalks, new Shade Structure viewing area, landscaping and new fencing to match existing Tennis Court profile.

Janssen Lagorio Gymnasium Performance Center - UOP
Stockton, CA

The new 2,861 SF addition to the existing Janssen-Lagorio Multi-Sports Gymnasium has been completed and is now being utilized by student athletes for training purposes. The functional design allows for easy access to the basketball/volleyball courts via an overhead roll up door. This allows trainers to expand the space during training sessions as needed. The additional space will be occupied with fitness equipment and free weights.

Crow Canyon Medical Center
Danville, CA

This project was the construction of a 340 square foot trash enclosure. Work consisted of demo of existing landscape, curb, and asphalt to construct new trash enclosure. Construction included new concrete slab and curb, new CMU block enclosure, metal gates, metal roof, painting of enclosure, and asphalt patch at drive aisle.
